Marsden Park and Schofields are two of the fastest-growing suburbs in Sydney to date. Both areas offer prime real estate because of their locations, amenities, proximity to parks, schools, and commercial spaces. But which site should you buy your new house? Marsden Park

Marsden Park (postcode: 2765) is a suburb located 49 kilometres (30 miles) northwest of the Sydney central business district and is part of the Greater Western Sydney region.

The suburb also delivered a stronger performance in contrast to other Australian suburbs in terms of appreciation of property value. It is mostly attributed to the unique design and construction of the houses in Marsden Park. Investors saw the median home price rise to $715,000. It places 393rd in Australia based on median property value growth during the quarter.

The 2016 Census conducted by the Australian Bureau of Statistics estimates the total population in the area at 1,008 individuals. The suburb includes a caravan park, a golf driving range, a Hamrun Maltese Club and a chicken farm. The neighbourhood is currently being developed with new residential and commercial areas and is also part of the Greater Western Sydney region. 

The New South Wales government also has a plan to develop a new community at Marsden Park which will benefit up to 10,300 new houses and the delivery of local amenities close to transport options, including:

  • a new town centre and two village centres
  • 108 hectares of open space and recreation areas
  • upgrades to major roads including Richmond Road
  • new primary and high schools
  • protection of more than 450 hectares of significant vegetation and major creek corridors
  • improved connections to encourage walking and cycling

The new neighbourhood will also help create jobs for the locals. Marsden Park anticipates providing over 3,000 new jobs, including 1,300 in the new town centre.

Schofields

Schofields is a growing suburb located 45 kilometres (28 mi) west of the Sydney central business district.

Based on its average 5-year and quarterly capital gains, Schofields saw average growth in the long term. Houses in Schofield have relatively unique designs and construction which is similar to Marsden Park. Property investors perceived the median land price at $400,000 and home price rise to $790,000. Schofields ranks 496th on the list of best yielding suburbs for rental properties in NSW, posting a 3.62% return.

According to the 2016 Census, Schofields had an estimated population of 4,983 individuals. The suburbs include Schofields Park, on Station Street. The village also has a Community Hall that can be hired out for parties and is also regularly used by the local Church Group on Sunday mornings. The town also has an NSW Rural Fire Service brigade, known as Schofields Bush Fire Brigade.

The New South Wales government also has a plan to develop a new community Schofields which will benefit from up to 2,950 new houses and the delivery of local amenities close to transport options, including:

  • 61 hectares of conservation land, focused along Eastern Creek
  • 31 hectares of open space and recreation areas
  • retail space in three neighbourhood centres
  • a potential public transport corridor linking Schofields station to Rouse Hill
  • upgrades to key roads
  • improved connections to encourage walking and cycling and the new neighbourhood will also help create new jobs for local people.
